Softwash Auckland — Safe, Low-Pressure Cleaning for Roofs and Buildings
High-pressure washing can strip paint, crack tiles, and force water behind cladding. Softwash does the same job — and often a better one — without the damage risk. We use biodegradable cleaning agents at low pressure to safely remove mould, algae, lichen, and organic staining from roofs, cladding, and facades across Auckland.
What Softwash Treats
The right method for biological growth and organic staining
Auckland's wet climate makes biological growth almost unavoidable. Softwash is the safest and most effective way to address it — whether it's appeared on a roof, a wall, or a deck.
Mould and mildew
Black and green mould on cladding, soffits, and external paintwork. Softwash kills the spores, not just the surface staining.
Algae and green staining
Green algae on roofs, concrete, and timber surfaces. Biodegradable algaecide breaks it down and prevents rapid re-establishment.
Lichen on roofs
Lichen attaches its rhizines into roofing material, causing surface degradation. Softwash treatment loosens and removes it safely.
Salt and mineral deposits
Coastal Auckland properties develop salt crust on surfaces. Regular softwash prevents salt from degrading painted surfaces and seals.
Atmospheric soiling
General grey-black staining from urban pollution and exhaust on facades and window frames. Cleaned back to base colour.
Moss on paths and decking
Slippery moss on timber decking, concrete paths, and steps. Safe softwash application removes the growth without damage to the surface.
Surfaces we softwash
- Colorsteel and metal roofing
- Concrete and clay tile roofs
- Painted weatherboard and Hardie cladding
- Brick and plaster building facades
- Timber decking and pergolas
- Concrete driveways and paving
- Vinyl and aluminium window joinery
- Fences, retaining walls, and boundary structures
How the softwash process works
Surface assessment
We identify the growth type, surface material, and any sensitive areas (gutters, gardens, glazing) before we start.
Chemistry application
Biodegradable treatment is applied at low pressure. Dwell time allows the chemistry to penetrate and kill biological growth.
Rinse and inspect
A thorough low-pressure rinse removes all residue. We inspect the result and spot-treat any stubborn areas before leaving.
Auckland Context
Why Auckland buildings need regular softwashing
Auckland's subtropical climate — warm, humid, and wet for much of the year — creates ideal conditions for mould, algae, and lichen to establish quickly. North-facing surfaces and those shaded by trees or adjacent buildings are particularly prone.
Salt-laden sea air affects coastal Auckland suburbs from Devonport to Beachlands. The combination of salt and moisture degrades paint and seals, and provides a base layer for biological growth to take hold faster.
Residential and commercial softwash
We softwash both residential properties and commercial buildings across Auckland. For residential, that's typically the full exterior — roof, cladding, gutters, and driveway in one visit. For commercial, we work section by section to minimise disruption.
Safety-first access
All roof and elevated surface work uses appropriate access equipment and PPE. We carry full public liability insurance for every job.
